Slate work
Slate roofing services in Glasgow
Six things we do, all of them in natural slate. Read what each covers and what tells you it is needed.
One material, done properly
Repairs, re-slates and everything between
Not sure whether you need a patch or the whole roof? That is exactly what the survey is for.
Slate Roof Repairs
One slate off is a repair. Slates coming off in different places every winter is a message about the fixings, and it needs a different answer.
- Slipped and cracked slates replaced like for like
- Slate hooks and copper tingles, not mastic
- Leak tracing across valleys and abutments
- Ridge and hip re-bedding or dry-fixing
- Storm damage made safe and repaired
- Honest assessment of remaining life
Full Slate Re-Roofing
A slate roof rebuilt properly is a hundred-year covering. It is worth doing once, and worth doing right.
- Full strip and structural inspection
- New sarking board where the original has failed
- Breathable membrane and treated battens
- New Spanish, Welsh or Scotch slate
- Copper or aluminium nail fixings throughout
- All lead renewed while the roof is open
Reclaimed & Matched Slate
On a tenement close or a listed villa, a re-slate that does not match is worse than no re-slate at all.
- Reclaimed Scotch and Welsh slate sourced
- New slate matched for size, colour and thickness
- Diminishing courses set out correctly
- Specification detail for planning and listed consent
- Partial re-slating blended into existing roof
- Salvage and re-use of sound original slate
Lead, Valleys & Flashings
On most old slate roofs the slate is fine. It is the lead that has given up, and lead is where the water gets in.
- Lead valleys and secret gutters renewed
- Soakers and step flashings to abutments
- Chimney stack back gutters and aprons
- Correct lead code for the exposure
- Patination oil applied to finish
- Failed mastic and tape repairs removed
Slate Roof Surveys
Buying a period property, or trying to decide whether to patch or re-slate? A proper survey answers it.
- External inspection of covering and fixings
- Internal sarking and structure check
- Full photographic record
- Written condition and remaining-life assessment
- Costed options for repair versus re-slate
- Suitable for use in a purchase negotiation
Emergency Slate Repairs
Slate that has let go is heavy, sharp, and usually above a pavement. Making it safe comes before anything else.
- Loose and hanging slate removed
- Temporary weatherproof sheeting
- Immediate leak stopping
- Photographic damage reports for insurers
- Permanent slate repair once dry
- Out-of-hours response in named storms
How we assess slate
Fixings first, price second
Every slate roof gets the same four questions. The answers decide whether you need a repair, a section, or the whole thing.
- 01
Look at the fixings
The question on any old slate roof is whether the nails have gone. That answer decides whether you need a repair or a re-slate.
- 02
Check inside the loft
Sarking condition and daylight tell us more than the view from the street. Half the survey happens indoors.
- 03
A specification, not just a price
Slate type, size, grade, fixing and lead code — written down, so you can compare our quote against anyone else's properly.
- 04
Slated, leaded and cleared
Roof re-covered, lead renewed, scaffold and skip gone. Guarantees handed over in writing.
No deposit taken to hold a date, and the price on the quote is the price on the invoice.
Storm damage
Slate come off in the storm?
Loose slate is heavy and sharp, and on a tenement it is usually hanging above a pavement. Call us and we will get out to remove anything at risk, sheet the roof and stop the water before we talk about permanent repair.
- Hanging slate removed and made safe
- Temporary sheeting over the exposed area
- Photographic reports for insurers
Slate questions
What people ask about slate roofs
Nail sickness, matching, lifespan and listed buildings — the four that come up on nearly every survey.
What is nail sickness, and does my roof have it?
It is the failure of the nails rather than the slate. Iron nails corrode over decades until they no longer hold, and slates start releasing a few at a time across the whole roof rather than in one spot. If you are losing slates in a different place every winter, that is what you are looking at — and no amount of patching gets ahead of it.
Can you match the slate already on my roof?
Usually. We source reclaimed Scotch and Welsh slate, and where reclaimed is not available in quantity we match new slate for size, thickness and colour. On a tenement close where the roofs must read as one, matching is the whole job — we will show you samples against the existing before ordering.
How long does a natural slate roof actually last?
The slate itself can outlast several sets of fixings — Ballachulish and Welsh slate on Glasgow roofs is routinely over a century old and still sound. Realistically the covering as a system gives you 80 to 100 years when it is laid on treated battens with non-ferrous fixings.
Is slate worth it compared to concrete tile?
Per square metre, no — tile is cheaper to buy and quicker to lay. Over the life of the roof, slate usually wins, and on a period property it is often the only thing that looks right. If the building was designed for slate, tile tends to look wrong and can be too heavy for the original structure.
My building is listed. Does that change things?
It can. Listed building consent may be needed, and conservation areas often specify slate type and coursing. We will tell you the position before quoting and provide the specification detail planning departments ask for. What we will not do is start work and let you discover the problem afterwards.
Can you re-slate just one section?
Sometimes, and where it is genuinely the right answer we will. But partial re-slating only works if the rest of the roof has real life left and we can match what is there. If the fixings have gone across the whole roof, doing half of it just means scaffolding twice.
Why does my slate roof leak when the slates look fine?
Because it is usually the lead, not the slate. Valleys, soakers, back gutters and stack flashings take far more punishment than the covering around them. On the roofs we get called to, failed leadwork causes more leaks than failed slate by a wide margin.
Do you work on tenement roofs with multiple owners?
Regularly. Tenement roofs are common property, so the work needs agreement across the close. We provide the itemised breakdown owners and factors need to approve the spend, and deal with the factor directly once it is signed off.
